San Jose Receivership Rehabilitation Success

Bay Area Receivership Group has successfully concluded a court-appointed receivership involving the full rehabilitation and sale of a severely blighted residential property in the Willow Glen neighborhood of San Jose, California. In July 2024, court-appointed Receiver, Gerard F. Keena II assumed control of a single-family home that had remained vacant for approximately ten years. The property was burdened by extensive code violations, confirmed asbestos, ongoing squatter activity, and conditions that rendered it uninhabitable and a threat to the surrounding neighborhood. Through a Court-supervised rehabilitation process, the property was restored to habitable condition and returned to the open market in April 2026. Once a long-standing community eyesore and public safety concern, the property is now a code-compliant home—contributing positively to the neighborhood and another success story as part of the City’s efforts to address housing.
